Funda Website Won't Load at All

If the site refuses to open, start with the basics: clear your browser cache and cookies, then try a hard reload (Ctrl+Shift+R on Windows, Cmd+Shift+R on Mac). Switch to a different browser to rule out extension conflicts. If the problem persists across devices, your ISP may be experiencing routing issues — try switching to mobile data to confirm.

Property Listings Not Displaying Correctly

Broken listing pages usually come down to cached data or a JavaScript failure. Disable browser extensions one by one, especially ad blockers, since they sometimes strip scripts Funda relies on for rendering property cards. If images load but text is missing, a script blocker is almost certainly the culprit.

Login Errors in Personal Account

A failed login is often a password autofill mismatch. Clear saved credentials from your browser, type the password manually, and make sure Caps Lock is off. If you get a session error after logging in, delete site cookies specifically for funda.nl and try again. Persistent login loops usually resolve after a full browser restart.

Search Filters Freezing or Not Responding

When the search interface freezes mid-filter, the page likely got stuck in a partial load state. Reload the page without cache, and avoid clicking filters rapidly — the service processes each filter change with a server request, and hammering the UI queues up conflicting calls.

Map View Fails to Load

The interactive map depends on external map tile services. If the map area stays blank:

  • Check that JavaScript is fully enabled in your browser settings
  • Whitelist funda.nl in any firewall or content-filtering software
  • Try switching from Wi-Fi to a wired connection if tiles load slowly
  • On mobile, toggle airplane mode off and on to refresh the network connection
Photos and Media Not Loading

Listing photos that won't appear are almost always a bandwidth or caching issue. On a slow connection, the high-resolution images Funda serves can time out before they render. Reduce browser tabs, pause background downloads, and reload. On the mobile app, go to settings and clear the local cache — the app stores thumbnail data that can become corrupted after updates.

Mobile App Crashes or Freezes

After an OS update, apps frequently break due to permission conflicts. Force-close the Funda app, revoke and re-grant location permissions, then relaunch. If crashes continue, uninstall and reinstall the latest version from the App Store or Google Play. Avoid running the app alongside other map-heavy applications — it competes for GPU memory on older phones.

Saved Searches Not Syncing

If saved searches or favorites disappear between sessions, the account sync likely failed silently. Log out completely, log back in, and wait 30 seconds before checking your saved items. If data is still missing, contact support — this is occasionally caused by a backend account merge issue after email changes.
